Chad and his crew managed by house for a little over a year and did a below average job. They "fixed" parts of the house that I now have to correct. Not once did they contact me for these "fixes".
If they had, they have known I have extra tile for the bathroom. Instead, they installed obviously mismatched tile. If they had contacted me, they would have known to install a standard faucet, so the portable dishwasher could be attached. Instead, they installed a kitchen faucet that does not fit the attachment, so I had to replace it.
Further, they didn't do anything other than collect checks and their fees. When the last tenants moved out, they left the place in complete disarray, with a LOT of damage to multiple walls. Chad and his crew didn't care.
And I just got the water bill 90 days after the last tenant moved out. There is a $150 previous balance Chad and his crew didn't bother to make the last tenants pay. Quarterly water bills are only around $50-$70, meaning the previous tenants missed multiple payments. Naturally, Chad and his crew are now ignoring my texts and emails.
Lastly, after 90 days they failed to place a single renter. Instead, Chad came to me with a section 8 renter that required over $2000 worth of work to the house. After ten years of continuous rental, Chad and his crew completely FAILED to find a renter. During the summer time. In highly desirable Hampden, Baltimore.
Chad a his crew weren't completely incompetent, but they were pretty close. I regret using them as my management company. I used them only because my previous company abruptly changed management and stopped all communication with me. It's clear Dunne Wright does NOT do things right. They only want slumlords as clients and do not know anything else or want to know anything else.

I became unhappy because it was clear you didn't do anything to protect my property and kept making excuses for why you didn't. You simply left me to fix damage to my property I paid you to protect me from.

I have no problem spending money as a landlord to ensure my tenants live in a well maintained house, as you know, since I approved over $1000 worth of work to be done on my house in August, knowing it needed to be done. Further, I understand that after 10 continuous years of being rented, you FAILED to place a renter after 90 days, in desirable Hampden, during the summer. You can make whatever excuses you like for this failure, but you still failed.

The incompetent don't know how incompetent you are. FYI, if you wanted something other than slumlords, you wouldn't have come to me with ONLY section 8 housing for a house in Hampden. Hampden is an easy place to rent a house out, but you failed to do that.

I was already living in my apartment when Dunne Wright Services LLC took over as new Management. If I had a choice I would never rent from this company. They need to improve there business practices. Change the way they choose to communicate with their tenats. And stop trying to take short cuts when they fall short on what should have been done on there end when it comes to proper documentation. You take over a property you never stepped foot in. Attempting to collect rent on a property that isnt licensed by state law. Then fraudulently submit paper work like you doted all your T and I's. When to many people share the same experience or opinions about your business at what point do you look to improve the culture of your business practices. Everybody is not a bum or trying to get over. Just as tenants have laws to abide by . So does Dunne Wright Services LLC .
You didnt win a case against me . Your representative never showed up. The unit wasnt licensed nor was it in livable condition. I guess you'll sit here and also say I was put out. Nope I took my hard earned money from my good paying job and found something that was up to my standard because I can afford it . I lived at at one of their properties for 2yrs (3116 Wolcott Ave apt1 to be exact) and I called if needed. Just last year my whole frame of my door started to come off because the entire back wall was dry rotted. They called themselves fixing the door then my ceiling in the kitchen fell. I'm on section 8. They failed the inspection so many times that once section 8 told them that they wasn't getting any money they wanted to come fix the ceiling back door windows. I just moved out on the first and before I moved out a pipe burst in the wall and all the they did was cut the wateeoff and now the neighbors upstairs don't have any heat. I don't suggest anyone move into any of there properties. The neighbors upstairs has been without a properly working stove for 6 mins and the still haven't given them a new stove. They are disrespectful and unprofessional. They only care about the money. If you continue to pay rent and things in your place is still needs fixed it would get fixed. Put your money in a escrow account. Play with them like they'll play with you.

I gave DW my THREE bedroom voucher for a house. They said they was going to get the house inspected for me then I could move in. Two weeks later they called me and said that they can't accept the voucher ( because it had the word "scan" on top of it) my case worker had scanned it to me and she stamped scan on it. I wasted two weeks with them. Now the next company "pioneer" used the same voucher they wouldn't accept and got me and my family into a nicer house.
My issue is why wait two weeks to say you don't want my voucher since it has the word "scan" stamped on it. There was nothing wrong with my three bedroom voucher at all because when Pioneer submitted it we got the house inspected that same week.

As a previous employee of DW... My experience with this company was that they always tried to stay on top of tenant/ property repairs, concerns and communication. They would make repairs to the property even if the tenant was paying or not because they were responsible for the property, even if it was the tenant who were responsible for the damage/ repair. I read all reviews before making a decision to engage the company for managing my property. My impression is that their ranking is very much negatively biased by unfair reviews posted by low quality tenants who were aggrevaagg by actions taken against them for not complying with their contractual undertakings. There were so many 1 Starr reviews by evicted tenants or by applicants who were refused for submitting incorrect information or applicants that didn't meet the leasing criteria. It looks like people are upset that the company does it work professionally, as is expected by the property owners who engage them.

I’m a family member of a current tenant who pays on time but still has to wait for even the most basic maintenance issues. That and having them wait around the house all day, only to not have anyone come is just bad business.

I lived at one of their units in Brooklyn back in 2013. At first the unit, was very nice and seemed suitable for myself and my children. The home shortly after showed it's faulty plumbing and lack of sound foundation. I am afraid of living in the Brooklyn area again because of how bad it became there. I just hope that no one else will accept their subpar living quarters from this company. Be mindful of your surroundings before moving in; look behind the appliances to ensure that "friends" dont show up due to the lack of foundation upkeep by this management company.
In response the owners' remarks: The owner is stating that I was evicted, truth be told, yes I was. I was let go from my place of employment not of my own doing. The truth has set me free, and that was the reason for posting my past experience there, and becoming a saved Christian in January of 2014. Granted, you must speak from the paperwork version of things, and I am paying the fees that I owe your company. I am speaking of how things were, living in the unit, that's all.

horrible customer service. I did an inquiry on Trulia a week ago and no one from the company had the time to follow up with me so I called. Do not rent from this agency. I am writing this review under a different name. As you can tell from the reviews, they are highly unprofessional. I am using a different name, since they like to put their tenants business out there for all to see just to defend their self. That right their shows how unprofessional they are. Section 8 is low income, people who struggle, And this place is the worse. They charge such high prices, and try to point the blame for everything on the tenant. They do not tell you, they are going to charge you, They will come, fix what ever it is half way, then you will receive a letter in the mail with such a high price. They are court happy. If you do not pay the price of the work their maintenance does. They will take you to court. You know this place is bad, when someone has to leave a review under a fake name, just so their business does not get blasted. I honestly do not know how this place is in business. Never mind, I guess taking advantage of the poor, or people who struggle I can see why. I know so many people who rent from these people, and see some of my friends on Face book, complaining about things not being fixed or how they got charged, I guess you live and learn...NEVER AGAIN. They will try any and everything to not give you back your security deposit. When you report a problem, they will act like it is the first time it has happen, or it is new, blah, blah, Just so they can blame you, and take you to court. I think all the tenants need to come together and try to put a stop to this. They have had a sue case against them once before. < when you google this property you will see the case. They get the job done. The rentals are very well priced. Rentals can be anywhere from 150.00 to 2,000 but allot from 600 to 1,000. Would never recommend renting a property through Dunne Wright. Not only will their staff put you on extended hold times only to hang up on you, but their website continuously screws up the rent payments and will say it's gone through but will not accept and then you're forced to pay late fees. This place is dreadful. They do a lousy job of taking care of their houses. They allow their maintenance permission to walk into your home if you’re not home after waiting months for them to finally send somebody out to your home. I’m unsure of how you would feel about somebody you don’t know and trust walking into your home, but personally, this is a no go for me. I don’t trust anybody regardless of where they work. There are too many child predators out there to risk people coming into your home when you’re not there. Not only that, the maintenance look like they are all on drugs. So when you’re not home, these are the kind of people who walk through your home. They are ghetto. I mean hood rat ghetto. It shows in their attitudes and how they fix things. It’s refreshing, inspiring even. Laughing. If people like this can run a business, then so can we. I’m thinking I’m in the wrong field. So, thank you for your crummy service, you’ve inspired me to want more, to be better, to reach for the stars and try harder. And, maybe, just maybe I can bring people better service than you do. I’m praying to God that he hears my cries, feels my pain because at the moment, I’m undecided of how much longer I can mentally deal with this rental agency. The stress is too much to cope with. It’s enough to put you in depression even when you have no history of mental health disorders. It’s hard to compromise and respect people who are impossible to deal with.

Renting with them had been one of the worse experiences of my life. Not only were they extremely rude, unprofessional, and condescending, they let themselves into my rental unit without notice while myself and small daughter were just getting out the shower. The unit has a huge mice problem which I am sure they will try to blame me for but their were mice droppings noted on the original inspection and the basement floods every time it rains. Then one time I was late paying my rent I let them know it would need to pay on the 10th and they still filed in rent court though every other month I paid early. Not to mention they find any reason to come knock on the door and do inspections which is very disruptive since I work from home and when I call to complain about it they talk to me like am their servant or slave. I am really sorry I rented with them especially since for what I pay I could live anywhere else in the city and not be subjected to this kind of harassment. I can not wait until my lease. I definitely will not be renewing.

I applied for an apartment ON 10/2/2017 wasted my time to go see it then the sign was pulled. I was later told that the owner decided to take over the management of the property and moved who he wanted in the property. I was upset however this seemed out of D&W's control but they had other properties so I still wanted and needed to move forward. It is the 18th and I still have not heard from them. Every time I call and inquire about my application they take a message and advised me someone is going to call me back which they never do. My lease was up on 9/30/17 so I am already out of my current lease and staying with a friend until I find something so timing for me is short. I have all my money and even prepared to pay double security but these people wont respond to me. I feel like they took my money and did nothing. It took them almost 2 weeks before they even started the process. I feel like I been scammed for my money and information as I did not receive any services from D&W not even a denial, they just collected my information and stopped responding.
This is crazy, you are a management company why would I think you couldn't see an eviction and when asked about it I provided you documentation and confirmed it was true in my email so how is that fraudulent? I wrote that to you in black and white. I did not mention it because it was from 2014 and I did not live there anymore. I advised you I had another opportunity that I was going to accept but it was not a nice house so yes I did reach out for reconsideration after I withdrew then I was told I was denied. Your company didn't even tell me and even still I applied on 10/2 and your company did not start to verify my application until the 12th per my landlord. Just for everyone who can see this message I was not scammed out of my money, they did process my app 10 days later and I received a decision 13 days later and your company wasn't responding. Furthermore this shows me the professionalism of your company and it was probably a blessing why this happened that you respond to every negative comment not just mine with a smart or negative response. I posted my experience with your company as I experienced it and I have every right to do so but your company really bashed me and displayed my personal business in response to a negative review which is unprofessional. Maybe I should forward these posts to my lawyer and we can bring all parties involved to prove my supposedly fraudulent paperwork and how you defamed my name. You need to check what's legal before you post and I am moving today 11/1. Crazy smh

I have lived in my house for 2 years before moving in i needed to find a place asap and i really wanted the house i am in now but at the time it wasnt finish and i only had a week before i had to be out my other house. Chad and his stuff we're working all hours of the night to get the house finish so i can move in no other company would of done dat for my family...Dunne Wright has some of the best customer service and staff they are always there to answer any questions and always there when something needs to be fixed.Thanks to this company my family and I did not lose our personal items they made sure i made it out of my other house before we lost everything Thank you guys so much! I would recommend this company to anyone who needs help starting over or just help in general for housing.

I would like to thank the workers for Dunne Wright Services after a large storm in our area we had a large building that was tour down by the wind. A crew of workers that were working in the park cleaning up they came over and helped me remove all of the building but helped place it all in a dumpster and had it taken away. They also helped the rest of the park clean up after this huge mess from the storm thank you. Also we called about a lift pipe that goes to our septic tank was leaking the very next day they showed up and fixed this messy and smelly problem thank you for your fast service.

I love love love my apartment. I've been here almost 2 yrs don't have Any problems and the minor one or two I've had the owner came right away. Kia in the leasing department helped us we our rental process she's so nice and the lady at the front window think her name is ms Linda she's so sweet every time i come in or call we talk lol overall I like renting from Dunne Wright Services and more then likely I'll definitely be renewing my lease again when its time.

My name is shantell and I have been renting from d&w for going on 5 years there has been a couple issues that I get stressed about but nothing that hasnt been fixed that's because I know me and I have no patience lol but all in all this place has been great to me and my family. Im a single mom of 5 with a disability trying to work a part time job and every time i have had a issue with rent or anything concerning rent they have helped me and I appreciate it mrs linda who takes the payments is so kind dana and Amber are two of the nicest ladies you can talk too Chad Jr is a great maintenance person who has tried his best to help me with maintenance issues anyway that he could as fast as he could because he could tell I was frustrated and pat he is just a all Around understanding guy and nice guy at that who has told me tons of times that they are not in the business to put people out and I been here with them all thistthis time and im in living proof because I have had tons of issues in my personal life trying to take care of my children and been without a job and they have been right here with me with Suggestions on how to take care of things so im happy they are a great company to be with despite the issues that some are writing and I have a great home in a great neighborhood were I feel safe and I love that!

I was out of a job for 3 months, and I thought I was going to get put out off my house, I had no money and no job. But Dunne Wright SERVICES told me that Mrs .Mrs Tucker you been with us over ten years we will not put you out . we talk over the phone to the lady in the office and she said send what you can until you paid what you owe us. If they had, they have known I have extra tile for the bathroom. Instead, they installed obviously mismatched tile. If they had contacted me, they would have known to install a standard faucet, so the portable dishwasher could be attached. Instead, they installed a kitchen faucet that does not fit the attachment, so I had to replace it.
Further, they didn't do anything other than collect checks and their fees. When the last tenants moved out, they left the place in complete disarray, with a LOT of damage to multiple walls. Chad and his crew didn't care.
And I just got the water bill 90 days after the last tenant moved out. There is a $150 previous balance Chad and his crew didn't bother to make the last tenants pay. Quarterly water bills are only around $50-$70, meaning the previous tenants missed multiple payments. Naturally, Chad and his crew are now ignoring my texts and emails.
Lastly, after 90 days they failed to place a single renter. Instead, Chad came to me with a section 8 renter that required over $2000 worth of work to the house. After ten years of continuous rental, Chad and his crew completely FAILED to find a renter. During the summer time. In highly desirable Hampden, Baltimore.
Chad a his crew weren't completely incompetent, but they were pretty close. I regret using them as my management company. I used them only because my previous company abruptly changed management and stopped all communication with me. It's clear Dunne Wright does NOT do things right. They only want slumlords as clients and do not know anything else or want to know anything else.

I became unhappy because it was clear you didn't do anything to protect my property and kept making excuses for why you didn't. You simply left me to fix damage to my property I paid you to protect me from.

I have no problem spending money as a landlord to ensure my tenants live in a well maintained house, as you know, since I approved over $1000 worth of work to be done on my house in August, knowing it needed to be done. Further, I understand that after 10 continuous years of being rented, you FAILED to place a renter after 90 days, in desirable Hampden, during the summer. You can make whatever excuses you like for this failure, but you still failed.

The incompetent don't know how incompetent you are. FYI, if you wanted something other than slumlords, you wouldn't have come to me with ONLY section 8 housing for a house in Hampden. Hampden is an easy place to rent a house out, but you failed to do that.

And stop trying to take short cuts when they fall short on what should have been done on there end when it comes to proper documentation.
You take over a property you never stepped foot in.

My issue is why wait two weeks to say you don't want my voucher since it has the word "scan" stamped on it. There was nothing wrong with my three bedroom voucher at all because when Pioneer submitted it we got the house inspected that same week.
Yours is a blatant forgery and I suggest you rethink it before you find yourself in real trouble for fraud!
I thought their experience was just bad luck but after reading these reviews I see otherwise.
In response the owners' remarks: The owner is stating that I was evicted, truth be told, yes I was. I was let go from my place of employment not of my own doing. The truth has set me free, and that was the reason for posting my past experience there, and becoming a saved Christian in January of 2014. Granted, you must speak from the paperwork version of things, and I am paying the fees that I owe your company. I am speaking of how things were, living in the unit, that's all.

Also if you have section 8, I definitely do not recommend renting from this place. Section 8 is low income, people who struggle, And this place is the worse. They charge such high prices, and try to point the blame for everything on the tenant.
They do not tell you, they are going to charge you, They will come, fix what ever it is half way, then you will receive a letter in the mail with such a high price.
They are court happy. If you do not pay the price of the work their maintenance does. They will take you to court.
You know this place is bad, when someone has to leave a review under a fake name, just so their business does not get blasted.
