I went to this guy to evict a tenant for non payment of rent. He gave me his opinions instead of stating any facts or laws. He did not pay attention to answers I gave and asked the same questions over and over. We had an hour long appointment scheduled that I paid for upfront (he refused any refund). After 14 minutes I collected my documents and left. I had to laugh. I felt like I was on a hidden camera show and this guy was messing with me.
Details of meeting: I needed help filling out paperwork. I already knew what forms needed to be filed as they're listed on your countries website. Per our country, you must serve a tenant with a notice to leave the premises and give them 3 days to leave BEFORE filing an eviction complaint through the county. I had already done that and was ready to file a complaint through the county but was unsure of what to put in the blanks on the forms (fyi, the county can tell you what forms to file but are not allowed to help you fill them out). Jo said he could provide help and had knowledge of the process. The first thing he said was that he THOUGHT I needed to file the complaint so the tenant could be served with the notice to leave. I pointed out that it says right on the forms that you need "A copy of the Notice to Leave the Premises that you've already served". I told him I've already served the notice by posting it on the premises that the tenant is being asked to leave (one of the approved methods of service). He then said that he THOUGHT I should just wait until the tenant leaves so I would know how much money the tenant owes in back rent....... This process is designed to get a tenant out of a property and what he was telling me was to let them stay indefinitely until they left on their own. Only an idiot would do this! You'd never get the house back. Seriously whose going to move out of a house where you don't have to pay rent!?..... I finally filed the papers myself. When I went to the courthouse, the clerk told me that even if the tenant moved out before the court date was assigned, I still had to file those original documents that I asked Jo to help me fill out in order to file for a judgment to recover any past due rent...... I realize everyone has to learn but the court needs to look into this. This guy's advise isn't based on legal knowledge or common sense.
